FSBO Marketing 101

Put yourself in a buyers position: What are the first impressions. Not inside your home, but as a potential buyers pulls up. Is the landscaping maintained? Is there clutter in the windows? Does the home look inviting? Start from across the street and walk up to your home. Do you see things that detract from the appearance? If so, consider addressing them.

Clean & Declutter: Buyers will automatically equate a clean home and yard to being well maintained. If the home is cluttered and dirty, they will think “what else is not maintained”. This is not only a turn-off for buyers, it will not photograph well and will effect your online presents.

Don’t stop with visuals: We become acclimated to smells that someone new walking into your home may be the first thing they notice. Have a friend or neighbor evaluate your home. Ask them to walk through and give their honest opinion of how it looks and smells. You may be surprised at what someone else notices.

 
 
 
 

Although you are probably still living in the home you are trying to sell, potential buyers want to visualize them living in the home, not you. If you have children, is is nice to show a “family friendly” environment, but keep things to a minimum and hide what is not helping. In other words, having a family portrait or pictures of each child is okay, but don’t have a wall dedicated with a dozen images. A bathroom decorated with your child’s favorite cartoon character is okay, but put their themed toothbrush, cup and other accessories in a drawer or under the counter for both pictures or when someone is comint to look at your home.

Selling your home without an agent can be challenging. My first word of advise is be safe. Agent will not waste their time working with buyers that have not been pre qualified for a loan. As a FSBO, it is much more difficult to know who you are letting through your door. If someone contacts you and would like to view your home, ask them qualifying questions. Have they been pre approved or pre qualified (big difference) for a loan? If so, can they send you a copy or image of that pre approval/qualification letter. Ask them to send you a copy of their ID. It is your home and you have the rights to know who you are letting in.
